Oman’s Ministry of Housing and Urban Planning (MoHUP) has announced plans for a reimagined waterfront project in the capital covering 3.3 million square metres.
Termed as the Al Khuwair Muscat Downtown and Waterfront Development it will be designed by Zaha Hadid Architects, a British architecture and design firm. Most importantly, the sustainability focussed design prioritises the wellbeing of residents and visitors and is expected to redefine urban living.
Muscat’s population is projected to almost double from 1.5 million to 2.7 million inhabitants by 2040. Similarly, the city is becoming increasingly popular with international visitors, with 3 million tourist visits recorded last year. In order to accommodate such growth, the Al Khuwair Development design will transform the current administrative and industrial area of Muscat into a vibrant new district. Furthermore it will provide housing for an expected population of 64,500 residents.
The district will offer five distinct areas - a marina, a recreational waterfront lined with beaches and sports facilities, a canal walkway, a cultural quarter and an MoHUP office. As a result, the mixed use development will cater to government and commercial businesses, together with arts, culture, and leisure spaces.
Continuing Muscat’s rich tradition as a historic port city, the Al Khuwair development is influenced by local culture, with the marina acting as the cornerstone of the project. It will feature a range of attractions while emphasising green spaces along the waterfront. Attractions will include destination dining experiences, luxury retail outlets, health and wellness facilities, hotels and residential spaces.
Throughout the compact and pedestrian friendly development, residents and visitors alike will have the option of a state of the art public transportation system incorporating light rail, bus rapid transit and water taxis.
